The current property owner and developer, G&T Homes has proposed a clustered development of 19 single-family homes, combined with the permanent preservation of ponds, wetlands, and other conservation areas. This proposal is currently under review by the Stamford Environmental Protection Board (EPB) and would require a zone change from the property’s current zoning designation. Under current zoning in North Stamford, single-family homes are built on minimum one-acre lots. The proposed zone change would allow a different development approach.
There are effectively two potential development paths:
- 19 homes (proposed plan)
- Requires a zoning change from the current zoning rules
- Homes would be built on smaller individual lot areas per home (approx 4/10 acre lots) than currently permitted
- Homes would be clustered, with a larger portion of the overall property preserved as open space under a conservation easement
- Requires EPB approval and subsequent zoning approval
- 15 homes (as-of-right alternative)
- Does not require any zoning change
- Homes would be built on one-acre lots, consistent with existing North Stamford zoning requirements
- Would proceed under current zoning rules, with less land preserved as common open space
