DESCRIPTION:Agenda and instructions for joining \n\n\n\nThe current property owner and developer\, G&T Homes has proposed a clustered development of 19 single-family homes\, combined with the permanent preservation of ponds\, wetlands\, and other conservation areas. This proposal is currently under review by the Stamford Environmental Protection Board (EPB) and would require a zone change from the property’s current zoning designation. Under current zoning in North Stamford\, single-family homes are built on minimum one-acre lots. The proposed zone change would allow a different development approach. \n\n\n\nThere are effectively two potential development paths: \n\n\n\n\n19 homes (proposed plan)\n\nRequires a zoning change from the current zoning rules\n\n\n\nHomes would be built on smaller individual lot areas per home (approx 4/10 acre lots) than currently permitted\n\n\n\nHomes would be clustered\, with a larger portion of the overall property preserved as open space under a conservation easement\n\n\n\nRequires EPB approval and subsequent zoning approval\n\n\n\n\n\n15 homes (as-of-right alternative)\n\nDoes not require any zoning change\n\n\n\nHomes would be built on one-acre lots\, consistent with existing North Stamford zoning requirements\n\n\n\nWould proceed under current zoning rules\, with less land preserved as common open space\n\n\n\n\n\n\nAgenda and instructions for joining
